EMERGENCY GUIDELINES


If you are a resident with a non-emergency maintenance issue, please login to  your online portal to report the issue. If the problem is causing damage or affecting your safety, call or text 515-276-9384 to reach our 24/7 maintenance team.

 

Kading Properties’ definition of an emergency when a Site Specialist will be dispatched:

1.    Fire (After you call 911)

2.    Water leaks/Floods/Sewer back-ups (not minor dripping faucet)

3.    Property or Building Damage

4.    Electrical, only when entire unit loses power, or there is smoke or sparks

5.    Inability to secure residence, due to broken window or door


Please be prepared to provide:

1.    Your name

2.    Phone number

3.    Address, including unit number

4.    Nature of the emergency


NOT considered an emergency.

1.    Locked Out - Call a locksmith to unlock doors. 

2.    Air Conditioner - Unless outside temperatures are dangerously hot.

3.     Clogged Toilet/Sink - Call a plumber if unable to clear with a plunger.

CABLE/SATELLITE POLICY


Kading Property Management, L.L.C. has adopted the following policy for residents to follow when installing customer-end antennas (cable, satellite, internet, and TV equipment including; but not limited to satellite dishes, TV antenna, coaxial cable, Ethernet data cable, radio antenna, etc.)


RULES AND REGULATIONS FOR INSTALLING EQUIPMENT:

  1. Installers MUST use existing/provided wiring when installing services and may not drill, attach, remove, add, or in any other way alter the interior of the unit or exterior common areas of the building or development. In the event that alterations must be made to facilitate the installation of services the installer MUST contact Kading Property Management, L.L.C. directly at 515-276-9384 for a consultation.
  2. The resident is responsible for any and all damages to the interior of the unit or common areas caused by the installation or use of cable, satellite, internet, or TV equipment.
  3. Equipment is prohibited to be installed in/on any common area of the development; including, but not limited to the exterior of any building, pole mounted apparatuses of any kind, temporary stands or mounting devices of any kind.
  4. Equipment contained within the patio is considered an ingress/egress safety hazard and not permitted.
  5. Any unauthorized equipment will be removed without warning and discarded immediately.

GRILLS AND SMOKERS


Grilling and smoking, while a fun and tasty experience, can lead to devastating fires involving loss of life and property. Even near misses can lead to smoke inhalation and damage throughout your property


Causes of Grill Fires: The leading causes of grill fires are a failure to clean the grill, grilling too close to something that could catch fire, and leaving the grill unattended. A leak or break of the gas line was the leading cause for outside grill-related fires.


The following are guidelines for all tenants regarding the use of charcoal and gas as well as smokers. Please be safe and enjoy the season!

  1. Only one grill or smoker allowed per unit.
  2. Keep children and pets away from the grill/smoker area. Never leave grills unattended.
  3. Keep grills or smokers at least 10’ from your home before lighting. Avoid grilling under overhangs/eaves.
  4. COOL IT! When finished, allow time for the grill or smoker to completely cool before moving it back for storage.
  5. Keep a fire extinguisher nearby to put out small fires quickly
  6. Ash catchers are mandatory when using charcoal grills. Means to ignite charcoal should be limited to electric or chimney starters; starting fluids should be avoided.
  7. Improper storage and handling of fuel can lead to loss. Flash fires from certain foods (greases and fats) are also a major concern. Should a flash fire occur, closing the grill lid will starve the fire of necessary oxygen. Keep your grill clean by removing grease or fat from the grates and catch trays.
  8. Propane is highly flammable and explosive. Gas cylinders should never be stored within a building
  9. Always make sure your gas grill lid is open before lighting it. If you smell gas while cooking, immediately get away from the grill and call the fire department. If the flame goes out, turn the grill and gas off and wait at least 5 minutes for any lingering gas to dissipate before re-lighting it.

A/C COVER GUIDELINES


As cooler temps arrive we want to remind you that exterior air conditioner covers are not allowed and will be removed if installed. They are not allowed for multiple reasons including: potential damage to unit, potential damage to building, and safety concerns for residents while installing. Additionally, due to the design of the unit, a cover on the exterior does not stop outside air from entering your home. The unit is two separate sealed compartments; outside air stays outside and inside air stays inside. The units are installed in such a way to not let air infiltrate around the unit or housing and into your home.


If you wish to add weatherization to your unit, we encourage you to install a clear plastic sheathing on the inside of the unit. These stick to the wall using an adhesive that when removed will should not damage the wall. We appreciate your compliance with our regulations.

PET POLICY


Note: All residents are required to sign the Pet Addendum to the lease, regardless of whether they currently own a pet(s) at the time of lease signing.


  • No Pit Bulls or Rottweilers or dogs with these breeds in them allowed on the premises.
  • Tenant may not have more than two pets. Dogs, cats, birds and fish are the only pets allowed.
  • PROOF OF VACCINATION & ALL RECORDS REQUIRED PRIOR TO MOVE IN. Written veterinary verification of all shots and that the pet is spayed or neutered.
  • Detailed pet identification must be provided including type, breed, weight, gender, color, name.
  • In consideration for the privilege of keeping the pet, the Tenant agrees to pay the Non-Refundable Pet Fee of $300.00 per pet.
  • If you are caught with a pet prior to having the pet addendum signed with Kading Properties Management, L L.C., you will be subject to a $600.00 pet fee and a Pet Addendum will be required to be completed for pet approval.
  • Tenant agrees to adhere to local pet ordinances including leash and licensing laws and will keep pets leashed but not tethered whenever the pet is outside the home. Tenant must clean up all pet waste immediately. No outdoor kennels or dog houses are allowed at any time. A fee of $50.00 will be charged for each incident of not cleaning up your pet waste.
  • Tenant agrees to keep pets from being noisy, aggressive, or disturbing. If a Tenant pet disturbs the peaceful enjoyment of another Tenant in the project, Tenant may be required to remove the pet from the premises.
  • Tenant agrees to keep pets kenneled or contained at request of Management in order to make maintenance repairs or in order to have necessary access to premises, such as showings to prospective residents.
  • Tenant will be responsible and will pay for any damage or destruction caused by the pet to the leased premises; such responsibility and liability of Tenant will include the repair of damaged items to their former condition and/or replacement where necessary, in the sole opinion of Management.
  • If this agreement is in any way violated and/or the pet becomes objectionable, Management may demand the immediate removal of the pet.  The failure of the Tenant to remove the Pet shall be considered a breach of the Lease and the Landlord shall then be authorized to exercise all available remedies under the Lease and Iowa Law, including the initiation of an eviction proceeding.
  • Service/Assistance Animals:  Kading properties accept service and assistance animals and there is no charge for a service or assistance animal. However, all required veterinary records must be provided.

Before Move-In Day | Planning Ahead

Before the boxes and packing paper, you’ll want to be sure to follow this handy checklist and make sure our office has all the necessary information to ensure the move-in process is on schedule. 

Start with completing all items on this Move-in Checklist.



 Complete the following items prior to moving into your new home:

  1. Paid security deposit, FIRST FULL months' rent and any additional charges stated in your lease. 
  2. (If applicable) Pet fee(s) and required vet records.
  3. Proof of 3rd party Liability insurance, or enrollment in Liability to Landlord Insurance will automatically occur.
  4. Proof of utilities in lessee's name and effective date.
  5. Prepare to transfer the utilities you’ll need. We’ve got the phone numbers for these contacts to help you connect. Simply choose the community you’ll be moving into to find the local offices and phone numbers to contact these companies.
